April might be the best-kept secret on the calendar down here. The snowbirds start heading north, the crowds thin out, and the locals remember why they never left. The water turns that deep blue-green, the outdoor dining scene hits its stride, and the real estate market is telling a really interesting story heading into spring.

This month I’m covering what February’s numbers actually mean for buyers and sellers, two major industry shake-ups that directly affect how homes are bought and sold, the best April events on the calendar, and a look at what’s active on the market right now.

What This Actually Means

The numbers this month tell a very clear story, and it’s probably not what most headlines would have you believe.

Yes, prices have adjusted slightly. Median sale price is down 3.1% year over year. But that adjustment is exactly what’s bringing buyers back into the market. Closed sales are up over 26%, which tells us demand hasn’t disappeared. It’s just become more selective.

Inventory is essentially flat, up just 0.5%, so we’re not dealing with an oversupply problem. At the same time, new listings are down over 15%, which is important. If that trend continues, buyers may have fewer options in the months ahead.

Homes are also selling more efficiently, with median days on market down to 56. That reinforces something I’m seeing every day: well-priced homes are still moving. The ones sitting are typically the ones who missed the mark on pricing or presentation.

From a big-picture standpoint, this is a transition market. Buyers have more leverage right now than they’ve had in a while, but that window won’t stay open forever if inventory tightens. And for sellers, the opportunity is still very real. It just requires a more strategic approach than simply listing and waiting.

The bottom line:

This isn’t a declining market. It’s a rebalancing one. And in markets like this, the advantage goes to those who understand how to position themselves effectively.

LISTING TRANSPARENCY

The Zillow vs. Compass Battle Is Over. Here’s What Changed for You

For nearly a year, two of the biggest names in real estate were in a legal fight over something most consumers never knew existed: the rules around when and where a home can be listed before hitting the open market.

Compass, now the largest brokerage in the country, built its marketing around a three-phase approach. Listings started as private exclusives, moved to “coming soon,” then went fully public on the MLS. Zillow fought back with a policy requiring any publicly marketed home to appear on Zillow within 24 hours or get banned from the platform. Compass called it anticompetitive and sued in June 2025.

In March 2026, Compass dropped the lawsuit, but only after Zillow changed course first. Zillow launched “Zillow Preview,” a pre-market listing phase allowing homes to appear on Zillow before hitting the MLS, effectively reversing the policy that started the fight.

What this means for you: More flexibility on both sides. Sellers now have more control over how and when their home hits the market. Buyers gain earlier visibility into homes before they go fully public. The all-or-nothing MLS era may be shifting and that’s a net win for consumers.

INDUSTRY SHIFT

Zillow + Keller Williams Just Rewrote the Pre-Market Playbook

The same week Compass dropped its lawsuit, Zillow announced a new partnership with Keller Williams, RE/MAX, HomeServices of America, and Side, all through its new “Zillow Preview” program. Agents affiliated with those brokerages can now publicly pre-market listings on Zillow and Trulia before they go active on the MLS.

KW co-founder Gary Keller put it directly: sellers should reach the broadest pool of buyers possible, and that means more options, not fewer. The program is structured to work within existing MLS rules. It’s not circumventing the system. It’s adding an earlier stage to it.

What this means for you: If you’re selling, early exposure builds momentum before your home competes with everything else. If you’re buying, being connected to an agent with pre-market access is more valuable than ever. The window to see the best homes before everyone else is narrowing and having the right agent is how you stay ahead of it.

Get Out on the Water

April is the best boating month on the calendar. The Gulf is calm, the water is clear, and you can cover Pine Island Sound, Matlacha Pass, or the Caloosahatchee without the summer heat. Kayak, paddleboard, charter, or bring your own boat. There is no better way to understand why people never leave here.

Visit the Edison and Ford Winter Estates

April is one of the last comfortable months to walk the grounds before summer heat sets in. Thomas Edison’s 14-acre waterfront estate is one of the most unique historical sites in Florida. If you’ve never been, this is the month to go. If you have, the Orchid Symposium on April 11-12 is a great reason to return.

Explore the Calusa Nature Center

105 acres of preserve, live animal presentations, and trails right inside Fort Myers. Spring is when the wildlife is most active and the trails are shaded enough to enjoy. The Earth Day celebration on April 18 is a perfect excuse to make the trip with family.

Catch a Sunset from Pine Island

Pine Island doesn’t have beaches, and that’s exactly the point. It’s old Florida. Fishing docks, mangroves, and some of the best sunsets in Lee County without the tourist crowds. Drive out to Bokeelia or Matlacha, grab dinner at Tarpon Lodge, and stay for the light. It hits different in April.

Boat the Cape Coral Canal System

Cape Coral has over 400 miles of canals. More than Fort Lauderdale. More than Venice, Italy. In April the weather is perfect for walking neighborhoods, watching boats, and spotting manatees and dolphins in the waterways.
