June in Southwest Florida gets a bad reputation. The tourists leave, the snowbirds head north, and everyone assumes the market goes quiet. But summer is when the real story starts to show.

The correction is over and the data proves it. Inventory dropped from 11 months to 5. Cash buyers are up 18.3% year over year. The narrative is lagging the market by about 12 months. And hurricane season is here, which means there are things every homeowner in SWFL needs to do right now.

This month I am covering what the numbers actually mean, the insurance checklist every homeowner needs before July, the best things happening in Fort Myers this June, and my personal top 5 for the month.

The SWFL Market Correction Is Over.

Most people reading the headlines are looking at one number and stopping there. The rest of the data tells a completely different story. Inventory is down 55% from its peak. Cash buyers are up 18.3% year over year. Pending sales are climbing month over month. Those numbers together are not what a declining market looks like. They are what a tightening market looks like.

The correctly priced, move-in ready homes are going under contract. The overpriced ones are sitting. That split is the real story, and it is the difference between homes that sell in 30 days and the ones that collect price reductions for six months.

For buyers: the window of advantage is real but it is not permanent. Inventory is compressing at a pace most people have not noticed yet. If you are relocating, this is the market you want to be moving in, not waiting on.

The narrative is lagging the market by about 12 months. Buyers who waited for the bottom may have already missed it.

Hit Grouper Fest at Fort Myers Brewing Co.

Three weekends, six exclusive beers brewed just for the festival, live music every night, food trucks that make it a full night out. June 12 through 28. This is the one I keep telling people about when they say there is nothing to do in the summer.

Sunrise Kayak on the Caloosahatchee

Before 8am, before the heat, when the river is flat and the light is gold. Rentals available at Centennial Park in downtown Fort Myers. You will see manatees. This is the part of SWFL living that never gets old, no matter how long you have been here.

Evening at Cape Harbour

Dinner on the water, live music on weekends, boats coming and going all night. The Boathouse, Pinchers, or just grab a table outside and watch the marina. One of the best free shows in Cape Coral and a legitimately great way to spend a summer evening.

Art Walk in the River District (June 5)

First Friday of every month. Galleries open late, local artists set up outside, the whole district comes alive. Free, easy, and a great way to see what downtown Fort Myers is becoming. We take the kids every month. June is one of the best ones.

Beat the Crowds to Fort Myers Beach

No snowbirds, no peak-season traffic, and water that looks like the Caribbean. June is genuinely when locals reclaim the beach. Park early, grab a coffee, and spend a morning on Times Square before the day heats up. The rebuild on the island is something to see right now. It is coming back stronger than people expected.
