Southwest Florida’s Housing Supply Is Tightening
Pending sales are rising while inventory and new listings move lower. Here is what the June numbers mean for buyers and sellers, plus what is happening around Southwest Florida this month.

If you have been waiting for a clear sign that the Southwest Florida housing market is beginning to tighten, the June numbers may be it.
The Cape Coral–Fort Myers single-family market finished June with 1,394 closed sales, up 3.3% from last year, while new pending sales jumped 10%. The median sale price increased to $385,000, and total sales volume climbed 7.8% to $761 million.
The number that really stands out is inventory: 7,195 homes, down 19% year over year. Buyer activity is increasing while the number of homes coming onto the market is shrinking.
That does not mean every home suddenly sells overnight. Buyers are still paying close attention to condition, insurance, flood exposure, HOA costs and pricing. But the best-positioned homes are getting more attention, and buyers waiting for an endless supply of new options may find the opposite is beginning to happen.

The month-to-month move is just as important: inventory fell from 7,936 homes in May to 7,195 in June, roughly 9.3% in one month. New listings fell from 1,719 to 1,563.
What the Shift Means Right Now
The market is not back to the frenzy of 2021 or 2022. It is simply becoming more balanced, and the strategy on both sides matters more as supply tightens.
For Sellers
Shrinking supply is encouraging, but buyers remain selective. The first two weeks still matter most.
- Price against today’s competition, not last year’s headlines.
- Lead with strong photography and presentation.
- Have insurance, roof, flood and HOA information ready.
- Avoid chasing the market with repeated price reductions.
For Buyers
There is still room to negotiate, particularly on homes with extended market time or deferred maintenance.
- Do not assume every listing will negotiate the same way.
- Move faster on homes that are correctly priced and move-in ready.
- Compare total ownership costs, not just purchase price.
- Use inspection, insurance and financing information strategically.

ONE Fort Myers
The 10th Floor Is Poured and More Than Half the Building Is Sold
Construction continues climbing over the downtown skyline, with the 10th floor now poured and the project more than halfway toward the roof.
Unit 1602 and Unit 1101 are both under contract, helping push the 34-residence building beyond the 50% sold mark. With only two residences per floor, private elevator entry and expansive river views, every new contract makes the remaining selection more limited.

Where I’d Take Someone Visiting Southwest Florida for the First Time
Not necessarily the five most famous places. These are the five stops I would use to give someone a real feel for why people fall in love with this area.
Go later in the afternoon, grab dinner on the island and stay until the sun disappears over the Gulf.
Walk First Street, stop for a drink or dinner and see the part of Fort Myers that feels completely different from the beach communities.
Shelling, slower roads, tropical scenery and a completely different pace than the mainland.
Walk Fifth, head toward the beach and finish with dinner nearby for the polished Naples side of Southwest Florida.
Boat, fish, paddle or simply get out on the river or Gulf. Southwest Florida makes the most sense once you see it from the water.
