Bonita Springs and Estero benefit from being positioned between the Fort Myers and Naples employment, lifestyle and luxury markets. The investor appeal is less about one famous downtown and more about access: RSW, I-75, Coconut Point, FGCU, beaches, healthcare, new development and both Lee and Collier County buyer pools.

I see this as a location-and-growth-corridor market. The strongest opportunities tend to be properties that combine a reasonable basis with durable year-round demand or that sit in the path of infrastructure and mixed-use investment without depending on highly speculative appreciation.

BONITA COASTAL

Lifestyle + Seasonal Demand

Beach proximity and west-of-41 locations can attract seasonal and second-home buyers, but flood and insurance economics become more important.

ESTERO CORE

Master-Planned + Convenience

Established communities near Coconut Point, US 41 and I-75 can appeal to a broad year-round owner and renter base.

Growth + New Construction

Road improvements, residential expansion and newer communities create an infrastructure-and-growth thesis that should still be tested against future supply.

Infrastructure and Development Are Still Moving

Bonita Springs is actively investing in its downtown corridor, including Riverside Park improvements and a public-private mixed-use project on the Bamboo Lot. In Estero, Corkscrew Road widening remains under construction in 2026 and the Village continues to review new residential and commercial development.

That matters to an investor because access, infrastructure and new amenities can change where demand concentrates over time. It does not mean every new community is automatically a good investment — future competing supply, HOA costs and the resale buyer pool still need to be part of the model.

RENTAL + REGULATORY REALITY

Bonita Springs Has a Rental Permit Program

Bonita Springs states that many non-owner-occupied single-family, duplex and multi-family rentals require a City rental permit. The current program lists a $100 fee per unit, a three-year permit period and an inspection for applicable properties, with certain association/property types exempt. Estero investment property is frequently governed by community documents, so lease restrictions and association approval rules need to be reviewed property by property.

Rules can change and association restrictions may be more limiting than local law. Always verify the specific property, municipality, association documents, licensing requirements and tax treatment before relying on rental income.
