Lehigh Acres is a completely different investment thesis from coastal Southwest Florida: lower acquisition basis, long-term rentals, duplexes, new construction and vacant land — with infrastructure and lot-level due diligence doing much of the heavy lifting.

Lower Basis Can Create Opportunity — If the Property Actually Works
Lehigh Acres attracts investors because the acquisition cost is generally lower than the coastal markets and the product mix includes single-family rentals, duplexes, build-to-rent opportunities and a very large inventory of vacant residential lots.
But “cheap” is not an investment thesis. In Lehigh, the specific street, utilities, road condition, well and septic setup, zoning, surrounding development and realistic tenant pool can matter more than the headline purchase price. This is a market where lot-level diligence is critical.

This market is too large and too varied for a single neighborhood rule. I care about where the tenant or future buyer needs to go, what infrastructure serves the property and what can legally be built.

Established Services + Rental Demand
More established commercial access and daily services can support long-term rental demand and practical resale.
WEST LEHIGH
Fort Myers Access
Locations with better access toward Fort Myers employment corridors can appeal to commuters and renters.
EAST / EXPANSION
Lower Basis + More Land
More land and newer construction can create opportunities, but distance, roads and future supply become larger parts of the thesis.
DUPLEX / INFILL
Income + Build Strategy
Zoning and lot dimensions need to be verified before assuming a parcel supports duplex construction or subdivision.

Lehigh Benefits From the Same Regional Demand — at a Different Price Point
Lehigh Acres participates in the broader Lee County housing and employment market, but its investment profile is more closely tied to attainable housing, household formation and commuting patterns than waterfront or seasonal demand.
For me, the opportunity is not predicting massive appreciation. It is finding a basis where realistic long-term rent, manageable maintenance and a broad future buyer pool can support the hold while growth and infrastructure continue around the property.

What I Would Underwrite Before Making an Offer
The property has to work after the real carrying costs, restrictions and risks are included — not just inside a listing agent’s projected spreadsheet.
ZONING
Verify the Use
Never assume a lot can support a duplex, split or specific development plan based only on neighboring properties.
WELL + SEPTIC
Private Systems
Water and wastewater systems can create maintenance and replacement costs that need to be modeled.
ROADS / ACCESS
Street-Level Infrastructure
Paved access, drainage, travel time and proximity to services can affect both tenant demand and resale.
NEW CONSTRUCTION
Build Cost vs Resale
Land can look inexpensive until site work, impact fees, utilities and construction costs are added.
RENT
Use Real Comparables
Projected rents should be built from true nearby lease comps, not countywide averages or optimistic listing prices.
TAX / INSURANCE
Non-Homestead Carrying Cost
Investment property taxes and insurance should be modeled at the buyer’s expected basis, not copied from the seller’s current bill.
RENTAL + REGULATORY REALITY
Most of Lehigh Acres Is Governed by Lee County, Not a City
Lehigh Acres is largely unincorporated, so land use, zoning and development review are handled through Lee County. The Lee Plan includes a Lehigh Acres Community Plan overlay, and the County Land Development Code governs zoning and development standards. That makes zoning verification especially important for investors looking at vacant land, duplex sites, lot splits or redevelopment.
Rules can change and association restrictions may be more limiting than local law. Always verify the specific property, municipality, association documents, licensing requirements and tax treatment before relying on rental income.
